We got totally confused on who chooses to collapse rooms and when to start collapsing them.

At the start of the haunt, the Traitor must choose a basement tile (or draw a basement tile, if there are none) and declare to all players that this is where the Abyss will start. This tile is NOT turned over yet.

None of the heroes turn over any tiles on the first turn of the haunt.

At the end of the traitor's first turn, he or she turns over the tile previously indicated as the starting tile for the Abyss.

Then at the end of each of the heroes' 2nd turns, they must turn over a tile, as directed by the Traitor. (The haunt is a little vague on exactly who decides which room is destroyed, but since the rules are outlined in the Traitor's Tome, I'm inclined to believe that the Traitor is the one who chooses which room(s) are destroyed.)

The pace of destruction increases each turn, as outlined in the Traitor's Tome.

Also, when using the item holy symbol or the ring does the hero have to be in one of those specific rooms to carry out the exorcism or can they use the card in any room?

To perform an exorcism, a hero must either (a) be in one of the rooms specified or (b) hold one of the items specified. You do not need to meet both criteria.

If using the Holy Symbol to delay the Abyss for one turn, the hero with the Holy Symbol must be adjacent to a destroyed room. (The adjacent room must have a connecting door.)
